The Arts District's First High Rise

Designed in collaboration by acclaimed firms SCB and WPA, Alloy is not only the first high-rise in Los Angeles' historic Arts District, but an exciting, supportive, and contemporary complement to the neighborhood. Praised by the Los Angeles Planning Commission, the new mixed-use development not only meets the city's high environmental standards, but its innovative typology brings much-needed work/live space.

Spanning a 35-story high rise and a complementary, mid-rise office building, the new development includes 475 live/work apartments, 105,000 square feet of office space, approximately 18,000 square feet of street-level shops and restaurants, and parking for 650 vehicles.

Alloy's gleaming, glass-clad facade draws inspiration from the bold grids of the Arts District’s historic warehouses and factories. The grid shifts and adapts to fit different spaces, staying visually connected across the office, tower, and paseo open space. With high ceilings and plenty of natural light, it’s a fresh take on the district’s industrial roots.

Modern Residences

Focused on the needs of urban creatives, artists, and professionals central to the Arts District, the new building includes loft-style, live/work spaces on the ground floor. The building was also designed to have each unit incorporate at least 150-square-feet of clear and unobstructed space to support the practice of artists and makers.

In addition to live/work lofts on the ground floor, Alloy offers a range of studios, one-, and two-bedroom apartments, as well as luxury penthouses. Designed to inspire, residences features 9-foot high ceilings and floor-to-ceiling windows with panoramic views of Los Angeles. Interiors include wood-style plank flooring, modern kitchens equipped with stainless steel appliances, Italian-style cabinetry, and quartz countertops. Amenities include a gallery bar and event space; pool deck; co-working lounge; a fitness center and spa with spin studio and wellness rooms; and a top floor sundeck with sweeping views of Downtown LA and the San Gabriel and San Bernadino Mountain ranges

Offices & Work Spaces

Alloy's five-story office component is tailored for creative industries, offering virtually column-free floorplates that support open, collaborative workspaces. Each floor is designed to be flexible, easily divided for smaller tenants or connected with interconnecting stairs to meet the needs of larger tenants. The building also features a landscaped terrace on the third floor, providing all tenants with a welcoming outdoor space to relax and recharge. With space for a single-tenant headquarters or a dynamic multi-tenant setup, it’s perfect for a range of business needs—all while embracing the industrial vibe and creative energy of this iconic LA cultural hub.

A Public Paseo

At the heart of the project is a lively, 55,000-square-foot public paseo that turns a former rail spur into a vibrant pedestrian path connecting Mateo Street and Santa Fe Avenue. Lush landscaping, retail spots, outdoor seating, and a performance stage made from a repurposed train car celebrate the site’s rail history. Designed as a year-round gathering place, the paseo will feature public art, outdoor concerts, movie nights, and special events, creating a hub for community and culture. Convenient parking will be available across three levels—two above ground and one below—exclusively for office and retail use.
